How much do you charge?
Our fee is a percentage of the rent we collect for you. There are no up-front fees -- you only pay when your property is rented. Call us for a free rental analysis and exact pricing for your property.
What if my property doesn't rent?
You don't pay our management fee until your property is rented. We absorb the marketing effort and screen prospective tenants at our cost. If a property is slow to rent, we adjust pricing, marketing, or staging together with you.
How do you screen tenants?
Every applicant goes through an instant credit check (at no extra cost to you), employment and income verification, rental history, and reference checks. We place tenants who pay on time and take care of the property.
How fast can you rent my property?
Vacancy time varies by season and price point, but our marketing puts your property in front of hundreds of prospective tenants within an hour of going active. Most well-priced properties have qualified applications within two weeks.
What if a tenant stops paying?
We handle the entire process -- notices, communication, and if necessary, eviction coordination with local counsel. Our screening minimizes non-payment in the first place, but if it happens we move quickly and follow California law to the letter.
Do you handle maintenance?
Yes. We coordinate maintenance through our vetted vendor network and an online tenant maintenance portal. You stay informed without being on call.
Can I still use my own contractors?
Yes -- if you have a vendor you trust, we'll work with them. Most owners prefer to use our vetted vendors for speed and price, but it's your property and your choice.
How do I get my rent payments?
Owner payments are issued monthly via ACH direct deposit, with a clear statement of income, expenses, and any maintenance items. Annual statements are provided for your accountant.
